Apartments in Bishkek
Throughout 2025, the cost per square meter of residential apartments in Bishkek increased by 23.8%. This is based on an analysis of data from GASRKGK.The average prices for 104-series apartments rose by 17.4% compared to 2024, 108-series by 17.7%, 105-series by 18.9%, while individual-type new buildings became 21.7% more expensive.
Apartments in Osh
In Osh, the price per square meter across all categories of apartments increased from $950 to $1,080 by the end of 2025, according to GASRKGK data.Prices for 104-series apartments increased by 26.9% (compared to 2024), 105-series by 24.4%, and individual apartments by 11.6%.
Residential Houses
In 2025, the average cost per square meter of residential houses in Bishkek rose by 26.8%, while in Osh this figure increased by 37% compared to the previous year.The cost of a "square" in Osh, according to GASRKGK information, increased from $945 in 2024 to $1,295 in 2025.

The largest increase in prices per "square" in residential houses in Osh was observed in March and July, when the figures significantly exceeded those at the end of the year.
GASRKGK is currently unable to accurately forecast real estate prices for 2026, citing market inertia. However, it is expected that prices in the first quarter of 2026 will not be significantly lower than in the same period of 2025. It is noted that sharp price changes continue to be influenced by both local and global factors. GASRKGK also added that the growing interest in residential houses is related to the purchase of land plots by construction companies for the construction of apartment buildings.
