At a meeting of the Jogorku Kenesh, Deputy Nurlanbek Azygaliev asked representatives of the State Mortgage Company about the cost of housing.
Deputy Head of the State Mortgage Company, Nurlan Kudaykulov, reported that the cost of one square meter of housing in the capital is 59,140 soms, while in the regions it reaches 64,800 soms.
The deputy clarified at what prices apartments are sold to the population.
In response, Kudaykulov stated that the prices for residential space range from 900 to 1,400 dollars per square meter.
“When interacting with contractors, we pay for the full area of the object, but only the residential part is sold to the population. The difference obtained is used to finance future projects,” he explained.
Daniyar Amangeldiev, the First Deputy Chairman of the Cabinet of Ministers, added that it is important to distinguish between the calculated and selling price of housing.
“The calculations take into account the costs of servicing borrowed funds and other aspects that form profit. The initial cost was in the range of 600–700 dollars, but it has changed considering inflation. We subsidize social and preferential programs through commercial projects, where the repayment periods are longer, and the rates are lower than market rates. With inflation around 9%, housing is offered at 4%,” he emphasized.
