Expert Names Reasons for Rising Real Estate Prices in Kyrgyzstan

The real estate market in Kyrgyzstan is experiencing a rise in prices, despite a decrease in the number of transactions. This was reported by Kainarbek Kuluyev, head of the NGO "International Association of Builders," at a press conference in Bishkek.

He provided statistics indicating that in 2025, the cost of residential houses in Bishkek increased by 35.7%, while apartment prices rose by 17.5%. In Osh, similar figures were 25.8% for houses and 22.8% for apartments.

Kuluyev noted that the rise in real estate prices combined with the reduction in the number of transactions indicates a decrease in housing affordability and a deterioration in the purchasing power of the population.

In his opinion, the main factors contributing to the current situation are the shortage of land plots, rising prices for construction materials, and the lack of government support for developers.
