Forecasts indicate a significant increase in warehouse capacities in Kazakhstan, Kyrgyzstan, Tajikistan, Turkmenistan, and Uzbekistan: from 2.7 million square meters in 2025 to 19.6 million square meters by 2040, representing more than a sevenfold increase.
According to an optimistic scenario, the volume of warehouse space could reach 25.5 million square meters, corresponding to an average annual growth rate of 16 percent.
As a result of such dynamic growth, Central Asia's share in the warehouse real estate market will increase from the current 4.6 percent to 19-21 percent by 2040.
The EDB highlights several key factors contributing to this growth:
- increased demand from retail in response to positive economic and demographic changes;
- changes in the directions of international trade flows;
- explosive growth of the e-commerce sector.
