There is a structural shortage of quality warehouse real estate in the Eurasian region, - EDB

- The analysis of warehouse real estate in the Eurasian region was presented by EDB analysts on October 23 (October 2025).

According to EDB information, warehouses play a critically important role in logistics, providing 10-15% of added value in global supply chains. The efficiency of warehouses directly affects the international competitiveness of both companies and entire industries.

As of the first quarter of 2025, the total volume of warehouse space in the Eurasian region amounted to 58 million square meters; however, the level of provision remains extremely low — only 0.23 square meters per person. This figure is estimated to be tens of times lower than in developed countries.

“Our research confirms the existence of a structural deficit in warehouse real estate in the region. At the same time, we observe active construction of new warehouse spaces. In Russia and Kazakhstan, for example, signs of overheating are already visible,” said Arman Akhunbaev, head of the EDB Industry Analysis Center.

The largest amount of warehouse space is concentrated in the Russian Federation, which has about 53 million square meters. However, the growth rates in Russia and Belarus are lower than in other countries in the region, which can be attributed to the already established warehouse real estate market, unlike the rapidly developing markets of Central Asia, such as Kazakhstan, Uzbekistan, and Turkmenistan.

According to Akhunbaev, Kyrgyzstan and Armenia are at the initial stage of forming their warehouse real estate markets, showing quite modest volumes compared to other countries in the region.

Rental rates for warehouse spaces in the Eurasian region exceed the global average, indicating high demand. Vacancy data shows that there is virtually no available space in the region.
