During the meeting, Deputy Nurlanbek Azygaliev expressed interest in the prices of apartments offered by the State Mortgage Company (GIK). He inquired about the cost price of one square meter. Nurlan Kudaykulov, the deputy head of GIK, reported that in Bishkek this figure stands at 59,140 soms per square meter, while in the regions the price reaches 64,800 soms. The selling price, however, ranges from $900 to $1,400 per square meter.

Azygaliev expressed bewilderment regarding such a high price. In response to his question, Kudaykulov explained that GIK pays the general contractor for the entire area of the housing under construction, while citizens are offered only the living area.

The deputy also emphasized that the cost of one square meter, which is nearly $700, raises questions about the accuracy of the cost price determination at GIK when sold for $1,400. Kudaykulov noted that GIK must make a profit, which is then directed towards new projects rather than the maintenance of the apparatus.

Deputy Prime Minister Daniyar Amangeldiev added that not all apartments are sold at the price of $1,400 per square meter. Such rates are typically characteristic of properties where infrastructure construction is planned. He also clarified that this price includes finishing costs, as GIK offers apartments "turnkey".

The deputy inquired about the price at which GIK sells apartments in Kara-Balta. A company representative replied that the price is $900 per square meter, including finishing.

Azygaliev noted that private developers in Kara-Balta offer apartments at prices ranging from $600 to $700, despite the fact that they purchase plots, while GIK receives land for free.

Amangeldiev explained that private companies can offer such low prices because they sell housing without finishing. GIK, on the other hand, implements several programs with different conditions, including housing for civil servants, socially vulnerable citizens, and "queue holders". Profits from commercial housing sales help create conditions for low-income individuals to acquire housing.

At the conclusion of the meeting, Azygaliev proposed that the deputy commission conduct a study of GIK's activities. Amangeldiev promised to provide complete information on the formation of prices for GIK apartments and other business processes.
