Hotel Sector of Central Asia. What the Countries of the Region Can Offer Tourists

The consulting firm Commonwealth Partnership Uzbekistan conducted a study of the international hotel sector in Central Asia. The region is becoming increasingly attractive to tourists, and the number of those wishing to visit its countries is steadily growing. Accordingly, the demands for service levels and quality of hotel accommodations are rising.

According to forecasts, the number of hotel rooms will increase over the next five years. However, each country in the region will develop according to its own scenario, with Kyrgyzstan expected to see the most noticeable growth.

Increase in Tourist Flow Due to Global Brands

Today, Central Asia has established itself as one of the new tourist centers, connecting the heritage of the Silk Road, UNESCO sites, picturesque mountain landscapes, and unique cultural traditions. The region attracts both cultural tourism enthusiasts and those interested in eco, medical, and gastronomic travel. Last year, over 15 million tourists visited the countries of Central Asia.

Accor and Hilton networks show high resilience, opening new hotels almost every year (except for 2024 for Accor and 2025 for Hilton). A temporary slowdown in the pace of openings is expected in 2024; however, activity is anticipated to rise again in 2025.

Each country in the region has its own characteristics in the development of the hotel business. The key player in the hospitality market remains Kazakhstan, where the peak of new brand openings occurred in 2020, after which there has been a decline in the number of new properties.

In Uzbekistan, the Hilton network demonstrates the slowest growth, opening hotels every year from 2020 to 2024. Overall, the hotel sector in the country has quadrupled since 2020, thanks to international brands.

Experts from Commonwealth Partnership Uzbekistan note that the hotel market in Tajikistan remains narrow but signs of renewed activity are beginning to emerge — new openings are planned. The leader among branded hotels in Tajikistan is Hyatt, which occupies almost half of the entire market (46%), while Hilton (30%) and IHG (24%) hold smaller but still significant shares.

Sustainable Growth of the Kyrgyzstan Market

Although the international hotel market in Kyrgyzstan remains small, it is steadily growing. In Bishkek, networks such as Hyatt, Wyndham, Accor, and Marriott are represented, with demand primarily driven by business and eco-tourism.

Hyatt became the first on the market, and Accor's entry in 2021 completed the formation of the country's international hotel portfolio. In Kyrgyzstan, Marriott and Hyatt each hold 31% of the market, Accor has 27%, and Wyndham has 11%. Since 2019, the sector's development has accelerated due to increased interest from investors and a growing tourist flow.

A key feature of Kyrgyzstan is the diversification of the hotel market through projects in the premium and niche segments.

Future Growth

Analysis has shown that over the next five years, the presence of international hotel brands in Central Asia will increase. The main driving forces will be Uzbekistan and Kazakhstan. While Kazakhstan previously led in the number of hotel rooms, Uzbekistan may take this position as early as this year. Kyrgyzstan and Tajikistan continue to develop slowly.

Kyrgyzstan is ahead in the number of new brands and market entries.

In Kyrgyzstan's project portfolio, the focus is on the years 2026-2027, with Wyndham taking the leading position, and the entry of Hilton and AZIMUT brands opening new horizons for diversification. In Kyrgyzstan's project portfolio, Wyndham accounts for 69% of rooms, followed by AZIMUT (16%) and Hilton (15%).


From 2025 to 2030, the number of hotel rooms in the Central Asia region is expected to nearly double, with Accor becoming the leading player with 19% of the market, followed by Hilton (18%) and IHG (17%).
