Housing prices may fall by 5-10% in 2026 — expert opinion

The leading specialist of the State Agency for Land Resource Management, Aidar Sukenbaev, shared his opinion on the possible decrease in real estate prices in 2026 during the program "Elden Sobol" on the Kabar agency. According to him, housing prices may fall by 5-10% due to current research.

However, as the expert noted, such a decrease will not be long-term, as high demand for housing remains. One of the reasons for this is internal migration, as many people move to large cities where new housing construction is also actively taking place.

Sukenbaev added that in order for real estate prices to consistently decrease, it is necessary to develop the regions.

“If we can create living and working conditions in the regions similar to those in large cities, it will help reduce the flow of migration and, accordingly, decrease the demand for housing, which, in turn, will create favorable conditions for further price reductions,” he emphasized.
