





In 2025, Bishkek is experiencing a significant rise in housing prices — both for apartments and private houses. This data is provided by the State Agency for Land Resources, Cadastre, Geodesy, and Cartography.
Changes in Apartment Prices
According to the agency's report, the average cost per square meter of housing in the capital increased from $1260 at the beginning of the year to $1470 by December 2025.
The largest price increases are observed in the following categories of housing:
- Series 104 — up to $1500 (+17.4%);
- Series 308 — up to $1410 (+17.7%);
- Series 105 — up to $1440 (+18.9%);
- Individual apartments — up to $1280 (+21.7%).

Prices for Residential Houses by Districts
Prices for residential houses in Bishkek have also increased significantly. The average cost per square meter in different districts was:
- Lenin District — from $1405 in 2024 to $1867 in 2025;
- First May District — from $1192 to $1575;
- Sverdlovsk District — from $1358 to $1862;
- October District — from $1638 to $1767.

Price Growth Rates in the Context of Inflation
The agency emphasizes that the increase in housing prices significantly exceeds the inflation rate. By the end of 2025, inflation was 9.2%, while real estate prices were rising significantly faster.

Despite rising prices, there is a decrease in demand for apartments in Bishkek: over the past five years, the number of buying and selling transactions has decreased. At the same time, interest in residential houses increased by almost 24% in 2025. This is related to the active acquisition of land plots with houses by construction companies for the construction of multi-story complexes.
The agency notes that the real estate market has inertia, and no sharp decline in prices is expected in the first quarter of 2026 compared to the level of 2025.
