The President commented on the cost of mortgage housing in Kyrgyzstan

At the key handover event for residents of the "Muras" residential complex by the State Mortgage Company, President Sadyr Japarov explained the cost of mortgage apartments offered by the government. According to him, the cost per square meter of housing being built in Bishkek and the Chui region is approximately $700, after which these properties are transferred to the State Mortgage Company.

The president noted that the State Mortgage Company adds about $250 per square meter to this price, resulting in apartments being sold to citizens at a price of $950. This mortgage is offered for a term of up to 25 years with no down payment and an interest rate of 4% and 8% per annum, which is below the inflation rate in the country, Japarov pointed out.

He emphasized that the amount of $250 does not cover inflation over the entire term of the mortgage and does not even compensate for 50% of inflationary costs. Nevertheless, the government accepts such conditions to make housing more accessible to the population.

Furthermore, the president highlighted that if citizens were to purchase housing from private developers, the cost per square meter would be no less than $1,500. At the same time, the state mortgage program offers significantly more favorable conditions.

Japarov added that in the regions, construction prices are higher—around $750 per square meter—due to additional costs for transporting building materials, labor, and infrastructure development.

The president urged the public to understand the pricing system for mortgage apartments and noted that all calculations are made in advance, taking into account the long-term obligations of the state.
