In Kyrgyzstan, construction materials and work have increased in price by at least two times

Over the past five years, the cost of construction materials and services in Kyrgyzstan has increased by at least two times, as stated by the representative of the International Association of Builders, Kainarbek Kuluyev, at a recent round table dedicated to analyzing current problems and future prospects of the sector.

Kuluyev also informed about the difficulties that construction companies face when acquiring land plots for their projects. He noted that most often the plots are purchased from private sector residents, which leads to an increase in the price per square meter.

The expert explained that if a neighbor sees the amount for which a plot nearby was sold, he automatically raises the price of his own plot.

“This creates a domino effect. The shortage of land plots hinders the start of new construction projects,” he emphasized.

Kuluyev also pointed out that lengthy negotiations with private homeowners can significantly slow down the construction process.

“In areas where there are still free plots, there is often a lack of access to necessary engineering networks, water supply, sewage, and other utilities. This leads to additional costs for developers to create new networks and connect them,” he added.
