Prices for houses and apartments. How the cost of 'square meter' has changed since the beginning of 2026
At the beginning of 2026, the real estate market in Kyrgyzstan is showing different trends: in Bishkek, there is a cooling after a record growth in January, while in Osh, prices for private houses have sharply increased.

According to the latest data from the State Agency for Land Resources, Cadastre, Geodesy, and Cartography, in February 2026, the cost of residential houses in Bishkek decreased by 17.87 percent after a historical peak in January, when the price reached 200,029.67 soms.

At the same time, Osh is experiencing an abnormal price increase of 26.02 percent in just one month. Year-on-year dynamics show that apartments in the southern capital have risen in price by 30.39 percent, while in Bishkek, housing costs have decreased by 7.74 percent.

The real estate price index reflects the dynamics of housing costs in a specific region, allowing for the analysis of market changes and comparisons with previous periods. It is calculated monthly by the State Agency based on real estate transactions.

In the capital, according to the report from the State Agency, there was a price correction in February 2026 after the January increase. However, year-on-year, the cost of housing has significantly increased.

The maximum cost of residential houses in Bishkek was recorded in January 2026 — 200,029.67 soms. The highest prices for apartments were observed in December 2025.



Price Dynamics in Osh



In the southern capital, the situation is different: at the beginning of 2026, there is a price increase for houses, while apartments have significantly risen in price on a year-on-year basis.

A local maximum price for residential houses in Osh was recorded in March 2025 — 181,889.35 soms per square meter, while the minimum price was observed in May 2025 — 68,010.79 soms per square meter.
