Recently, RCA Living, the investor behind the ambitious Royal Central Park project, organized a press tour where media representatives were able to witness firsthand the scale and pace of construction of this grand complex being built on the site of the former racetrack in Bishkek. This summer, the media delegation also visited Hanoi to learn about the company's activities.

Royal Central Park represents a unique urban living concept, where residential, commercial, cultural, and natural zones are harmoniously integrated. The project covers an area of approximately 53.5 hectares, of which 71% is allocated for green spaces, water bodies, and recreational areas, accounting for more than half of the total area. This underscores the company's commitment to sustainable development and creating a comfortable living environment for future residents.

“All-in-One” Concept

The key idea of the project is based on the “All-in-One” model, which translates to “everything in one place.”
“We are creating a space where everything—from educational institutions to offices, restaurants, and parks—is in close proximity to each other. Royal Central Park embodies convenience, harmony, and a high quality of life,” shares Le Quang Hieu, Deputy Director of RCA Living, as he guides journalists through the construction site.

The architectural solutions for the project are being developed by the international firm Nikken Sekkei, renowned for its modern urban planning approaches and extensive design experience.

Preserving History, Creating the Future

The central element of the project will be an artificial lake covering over one hectare, surrounded by eight majestic horse statues, each three times larger than life size. This symbol was chosen deliberately: this was once the site of Bishkek's historic racetrack.

“We aimed to preserve the memory of the past. The horse is an important part of Kyrgyzstan's history and culture, and we wanted this to be reflected in the architecture of our project,” noted Mr. Hieu.

A stage-fountain will be built around the lake for concerts, festivals, and cultural events. Additionally, 11 hectares of parks and recreational areas are planned. Each residential block will feature its own unique architectural style, ranging from classical elegance to Eastern inspiration.

Royal Central Park - the First Project in Bishkek with Special Technical Conditions

On October 31, 2025, the Department of Urban Planning and Architecture of the Ministry of Construction of Kyrgyzstan officially approved the urban planning conclusion for the first phase of Royal Central Park, allowing the construction of five 35-story buildings.

At the same time, the Institute of Seismology of the Ministry of Construction issued special technical conditions for the design of these towers.

Thus, Royal Central Park became the first project in Bishkek to receive approval under special technical conditions and permission to construct 35-story buildings in full compliance with the current building standards of the Kyrgyz Republic.

Start of Construction and Future Plans
The groundbreaking ceremony for Royal Central Park took place on March 15, 2025, attended by President Sadyr Japarov, who laid a “time capsule” sealed for 100 years—until 2125. This gesture symbolizes the long-term vision and sustainable philosophy of the project.

Currently, the company is completing the process of obtaining all necessary licenses and preparing to begin sales.
“We decided not to rush and wait for the full package of permits. This approach strengthens client trust and demonstrates our commitment to the principles of honesty and transparency,” noted company representative Sanjar Akmatkaziev.

The first phase of the project will begin with the sale of a 35-story residential complex with two levels of underground parking. An apartment can be reserved with just a 10% down payment, with the option of installment payments for up to 5 years.
