The city's general plan includes zones for development with increased building heights.
Construction of mid-rise buildings (ranging from 4 to 8 stories) is planned both in the city center and in new residential areas.
Development of multi-story residential complexes (from 9 to 14 stories) will primarily be concentrated in the central part and southern zone of the Lenin district, as well as in the southeastern part of the Oktyabrsky district.
Areas have also been designated for residential buildings taller than 14 stories. According to zoning regulations, such buildings are planned to be constructed in the following areas:
- on the site of the old racetrack;
- along Aitmatov Street near the canal;
- above Aaly Tokombaev Street, where new residential complexes are already being built;
- along Ankara Street;
- in the village of Orok, where the "Bishkek Arena" stadium is currently under construction.
It is important to note that new construction norms and regulations were approved in Kyrgyzstan last year. According to this document, the construction of buildings up to 26 stories is permitted in the republic, while special approval is required for buildings taller than 26 stories.
Previously, Deputy Minister of Construction, Architecture, and Housing and Communal Services Imanakun uulu Talantbek stated that buildings over 40 stories are possible in Bishkek, with a maximum height potentially reaching 50-55 stories.
